Dominic handles eviction & rental property cleanout in Reno and across the Reno-Tahoe area, emptying a house or apartment after a tenant moves out and leaves things behind. You just got the keys back from a tenant, and the unit still looks lived in. Beds are still in the bedrooms. The closets are still full. Text a photo to (775) 316-7470. He sends back an estimate from the pictures.

The photos you send are the plan. He looks at them, asks what needs to go, and either prices the whole unit or comes out for an in-person quote when a full house is hard to size up from a phone. When a bank took the house and no tenant was involved, that is a foreclosure cleanout, a close cousin of this job.

What gets hauled out of a rental after an eviction?

Whatever the tenant left goes, except a few things like an infested mattress, and in a lot of rentals that is most of a household. Couches and bed frames. Mattresses. Dressers with clothes still in the drawers. Boxes stacked in the closets, dishes in the cabinets, a broken patio chair and a row of trash bags in the garage. Some units have a few pieces and a mess. Others look like the tenant walked out with a suitcase and nothing else.

You're the one left holding the unit. Maybe you manage it and need it turned before the next lease starts, or it's your one rental house and you don't want to spend a weekend dragging a stranger's couch down the stairs. Everything goes out on a silver Ford pickup towing a black Texas Pride dump trailer, 16 feet by 7 feet with 4 foot sides, in as many loads as it takes, and he carries it out from anywhere in the home, the upstairs bedroom included.

How does a rental cleanout work when the tenant is already gone?

It starts with you sending photos of the unit. Dominic asks what needs to go and looks at the pictures. Then he gives an estimate, or sets up an in-person quote when a whole house is too much to judge from a phone. Once you approve the price, he sets a day and a time and shows up on time.

Before anything moves, he explains the work. Nobody has to drag a sofa to the curb ahead of time, even from the back of the garage. When the load is out, he cleans up the area and does a final walkthrough. If you manage the place for an owner who lives out of town, that walkthrough is a good time to snap the after photos.

How much does an eviction cleanout cost?

The minimum is $80, and past that the price is set by how much room the load takes on the truck. A studio with a mattress and a few bags takes up a small corner. A three-bedroom house nobody emptied fills a lot more. As a rough guide, a couch on its own runs $125 to $225 and a mattress $80 to $125. You get a quote for the whole job from the photos, or from an in-person look when the unit needs one.

Loading, hauling and disposal are inside that number, and dump fees are part of it, never a separate bill. The quote holds unless the job turns out bigger than the photo showed, like a closet that never made it into the pictures. You can pay with cash, a credit or debit card, Venmo, Zelle or a check. Where does everything from a cleared rental end up?

Anything still usable goes to donation first, at Goodwill. A solid dresser or a clean kitchen table left by the tenant can go to someone who needs it instead of a hole in the ground. Metal goes to a scrap yard to be recycled, which covers bed frames, a rusted grill body or a bike with no tires. Leftover paint from the last touch-up goes to Greymar for disposal, and a can on its own runs $10 to $20. What is left after that is real trash, torn carpet scraps, broken particle board, bags of old food, and it goes to the Carson City landfill or the Stead landfill.

What won't Dominic take out of a rental unit?

He won't take anything with bed bugs or pests, and in a rental that is the first thing to ask about. If a tenant left an infested mattress or couch behind, it stays off the truck. Tell him about any pest problem when you send the photos so the plan matches what is really in the unit.

A few other things stay behind too. Propane tanks are out, so take the tank off any grill on the patio before the day of the job. Asbestos is out. So is medical or biohazard waste, and the same goes for any hazardous waste a tenant left in the garage.

How far will Dominic go to clear a rental?

Up to 75 miles, so a rental in Sparks, Carson City, Incline Village, Fallon, Gardnerville, Truckee or South Lake Tahoe gets the same job. The full list of towns he works in around Reno and the lake is on one page.

Timing matters when a unit sits empty and earns nothing. He answers the phone any time, day or night, so a call about a unit you just got back doesn't have to wait for business hours. He works Monday through Saturday, 24 hours, and gets there same day, most days, with a 30 minute to one hour arrival window. Sunday is closed, so a unit you get back on a Sunday waits for Monday. “I had a great experience with Dominic and Reno Junk Removal. Professional, reasonably priced, on time, same day service. My garage was filled with old toxic chemicals from the swimming pool and cans of paint that needed to be properly disposed of. What a relief it was to watch the mess disappear and to know it was not going to have a negative impact on the environment by just going into a landfill. Highly recommended!”

“He was responsive on text, gave me a quote from the images I sent, and able to pick up a load of stuff from our garage less than 48 hours after initial contact. Day of he was running late due to another job but texted ahead of time to let me know. Loaded stuff on his own and was off! Great service and a great price. Would definitely recommend.”

“Can’t say enough good things about Reno Junk Removal. Dom is very professional and responsive. He and Tyler came to my house the same day and picked up and hauled off a quarter of a garage worth of cardboard. The amount of time they saved me from trip after trip of taking it all to the dump was well worth the reasonable price. I highly recommend Reno Junk Removal.”
