Dominic handles foreclosure cleanout in Reno and across the Reno-Tahoe area, hauling off whatever the last owners left behind so the house can be sold or rented again. Text a photo to (775) 316-7470 to book. A foreclosure cleanout takes in the whole house. Beds are still in the bedrooms, the kitchen cabinets are full of dishes, bags are piled in the garage, and sometimes there's a fridge nobody emptied. You might be the property manager, the agent listing it or the new owner who just got the keys.

If you're paying for the work, you may never have lived there or opened the closets. That's normal on a foreclosed house. If tenants left the stuff behind after a lease ended, an eviction and rental property cleanout is the closer fit, and if a family is clearing a parent's home, the estate cleanout page covers that job.

What gets hauled out of a foreclosed house?

Whatever the last owners didn't take goes, from the sectional in the living room to the scrap lumber along the side yard. Some foreclosed houses are close to bare, with a few trash bags and a broken dresser. Others look like the family left in a hurry, with clothes still in the closets and the garage stacked to the ceiling. Both get priced and cleared the same way.

Appliances need a decision on this job. If the fridge, washer or dryer stays with the house for the next buyer, point it out in your photos and it stays put. If it's dead or nobody wants it, it goes on the truck with the rest. The same goes for an old swing set, a rusted grill frame or a mower that hasn't started in years.

How much does a foreclosure cleanout cost?

A foreclosure cleanout starts at the $80 minimum, and a full house is priced by how much room the load takes on the truck. Dominic quotes the whole job from your photos of each room. When the house is packed tight or the pictures can't show it all, he comes out for an in-person quote instead.

The quote holds unless the job turns out bigger than the photo showed. On a house you've barely walked through, that usually means a closet nobody opened or a shed out back that wasn't in the pictures, so shoot every room and every outbuilding. Loading, hauling and disposal are all inside the price, and dump fees are part of it, never billed as a separate charge. The same rules apply on any job, and how junk removal is priced in Reno covers them.

Where does the stuff from a foreclosed house end up?

Usable pieces go to donation first, at Goodwill. A foreclosed house can still hold a solid dining table, a decent dresser or boxes of kitchenware with plenty of life left, and those get pulled aside before the rest is loaded.

Metal goes to a scrap yard to be recycled. That covers bed frames, metal shelving, old patio furniture and anything else that's mostly steel. Half-empty paint cans from the garage go to Greymar for disposal. Real trash, like stained carpet scraps, broken particle board and bags of whatever was left in the kitchen, goes to the Carson City landfill or the Stead landfill. Sorting happens as the house is cleared, so the donation pieces and the metal are kept apart from the landfill load.

What won't go on the truck from a foreclosed house?

Propane tanks stay behind, down to the little grill tank on the back patio, and so do asbestos, anything with bed bugs or pests, and medical or biohazard waste. If a mattress or a couch left in the house has bed bugs, it stays where it is while the rest of the room is cleared.

Leftover paint isn't on that list. The cans stacked by the garage door or on the basement shelves can go in the photos with everything else in the house, and they leave on the same load as the furniture.

How does a foreclosure cleanout go from first text to empty house?

It starts with a text about what needs to go and ends with a walkthrough of empty rooms. Dominic asks what you need cleared, looks at your photos, and either sends an estimate or sets up a visit to see the house. Once you approve the price, he sets a day and time and shows up on time, with a 30 minute to one hour arrival window.

Before loading, he explains the work so you know what's going and what's staying. Then the house is cleared room by room, upstairs bedrooms and basement storage included. When the last load is out, he cleans up the area and does a final walkthrough. If you manage the property, you can send the photos.

Timing matters on a house that has to be empty before a listing or a closing. Hours are Monday through Saturday, 24 hours a day, and he's closed Sunday, so a house due empty on a Monday needs its cleanout by Saturday. He gets to jobs same day, most days.

Do you clean out foreclosed homes outside Reno?

Yes. He drives up to 75 miles for a job, so a foreclosed house in Fernley, Gardnerville, Truckee or Incline Village is in range, along with Minden, Virginia City and Hidden Valley, and the rest are on the full list of towns he drives to. Text a photo to (775) 316-7470.

Closer to town, Sparks, Stead, Verdi and Washoe Valley are covered, and around the lake so are South Lake Tahoe, Stateline, Kings Beach and Tahoe City. To the south and east, Carson City, Dayton, Fallon, Silver City and VC Highlands are in range too.

“I had a great experience with Dominic and Reno Junk Removal. Professional, reasonably priced, on time, same day service. My garage was filled with old toxic chemicals from the swimming pool and cans of paint that needed to be properly disposed of. What a relief it was to watch the mess disappear and to know it was not going to have a negative impact on the environment by just going into a landfill. Highly recommended!”

“He was responsive on text, gave me a quote from the images I sent, and able to pick up a load of stuff from our garage less than 48 hours after initial contact. Day of he was running late due to another job but texted ahead of time to let me know. Loaded stuff on his own and was off! Great service and a great price. Would definitely recommend.”

“Can’t say enough good things about Reno Junk Removal. Dom is very professional and responsive. He and Tyler came to my house the same day and picked up and hauled off a quarter of a garage worth of cardboard. The amount of time they saved me from trip after trip of taking it all to the dump was well worth the reasonable price. I highly recommend Reno Junk Removal.”

Questions

Questions about foreclosure cleanout.

What's the least a foreclosure cleanout can cost?
$80 is the minimum. A full house is priced by how much room the load takes on the truck, with dump fees included.
Can I get a price if I've never been inside the house?
Yes. Whoever has the keys can walk the house for you, and if that won't show it all, he'll come look first.
Do I have to move things out to the driveway first?
No. He carries everything out from inside the house, so leave it where it is.
Will you take the fridge and washer that came with the house?
Yes, if they need to go. If they're staying for the next buyer, mark them in your photos and they're left in place.
How can a property manager pay for the cleanout?
Cash, credit or debit card, Venmo, Zelle or check all work. The payment options are the same for a manager as for an owner.
